SURAT: Surat’s ambitious Dream City project is set for a major transformation, with the Gujarat government approving a revised master plan that allows investors to construct 2.5 times more built-up...
The revised plan places mixed-use development at the centre of the project, allocating 50% of the total area for integrated commercial activities. The remaining land will be divided among roads, public green spaces and utility facilities, with 33% earmarked for roads, 15% for greenery and 2% for other amenities.
The Surat Municipal Corporation (SMC) has invited proposals for the allotment of two plots measuring 7,000 square metres and 15,125 square metres in the 250-hectare development zone near the Surat Diamond Bourse. The initiative is expected to attract fresh investments and generate employment opportunities.
Under the revised Development Control Regulations, investors will be entitled to increased construction potential, with buildings of up to 12 floors above the ground floor permitted, subject to Airport Authority height restrictions.
The revised regulations also offer greater flexibility in road-facing margins, ground-floor commercial activities, arcades and common open spaces. Development rights rates have been fixed across four value zones, ranging from ₹7,730 to ₹16,610 per square metre.
