Worli Naka is emerging as a significant commercial location in south-central Mumbai as metro, coastal road and elevated road infrastructure improves connectivity across the city. Metro Line 3 connects Worli with south Mumbai, the Bandra-Kurla Complex (BKC) and the international airport, while the Mumbai Coastal Road provides a faster route towards Marine Drive and links with the Bandra-Worli Sea Link. The proposed Sewri-Worli Elevated Connector, expected to open in early 2027, is intended to improve access to Sewri, the Atal Setu and Navi Mumbai. This convergence of transport links could broaden the workforce catchment for Grade A offices and influence occupier decisions. Vedanshu Kedia, director of Prescon Group, said improved accessibility was changing the location’s long-term commercial significance. Market participants also expect connectivity to influence demand for office space, although rental performance and capital appreciation will depend on occupier requirements and market conditions.
