Mumbai’s Aqua Line metro is reshaping the rental market in Marol, with professionals working in Nariman Point and BKC increasingly seeking homes near stations to cut commuting times. Landlords are cashing in on the demand, while tenants who once settled for one-room-kitchen (1RK) flats are exploring a wider range of properties.
Rental values in Marol and the wider Andheri East belt have risen sharply, narrowing the gap with the upmarket Lokhandwala neighbourhood, property agents said. However, real estate consultancy ANAROCK maintains that Lokhandwala continues to command a premium for its lifestyle, high-street retail and entertainment options.
The Aqua Line has definitively infused new vigour into rental demand along its corridor. This is to be expected, as it reduces commute times between major commercial zones such as BKC, SEEPZ and South Mumbai. Many tenants now prefer a transit-oriented lifestyle. Locations like Marol Naka, Chakala and MIDC are seeing a lot of demand from corporate professionals,” Rajkumar Singh, Senior Executive Director – Residential Sales (West), ANAROCK Group, told Mirror.
The increase is reflected in rents for one-bedroom flats in Marol Naka, according to local real estate agent Harish Gupta.
